2019 Home Sales in the Lower Cape Fear Area

2019 started with a slowdown in home sales activity.  Significantly fewer homes sold through the first six months of the year.  That changed in the last six months as many more units were sold, and at a faster pace.  In the areas I work, 1113 single-family homes sold in 2019, exactly the same number as sold in 2018.  Clicking on the link below will show historical sales in our area along with prices paid per foot, size of homes sold,  days on market and sales price.

 Highlights from 2019 Home Sales

The average selling price is up $57/square foot over the lows seen in 2012.  These prices are still below the prices paid in 2005, the first year there is a good MLS record available. Homes continue to gain in size. Those sold this year have averaged over 1800 square feet in size. In 2005-2006 the average home size was under 1600 square feet.  There are also  a number of  large custom builds in our area.  Many of those homes do not show up in the MLS.
