The Wooded Area of Oak Island 

The Wooded Section includes the most reasonably priced homes on Oak Island.  It is the area north of Davis Canal all the way to Caswell Beach and over to the far  northwest end of the island.  The Intracoastal Waterway runs the length of the Wooded Section and marks the northernmost side of this area. Yacht Drive is the primary thouroughfare here and its' residents have views across the ICW towards St. James Plantation or Sunset Harbor. Larger lots can be found on Yacht Drive, most with docks and boat lifts. Davis Canal on the southern end of the area also has larger lots with water access.  Properties in the Wooded Area without direct water frontage still have many points of access to the ICW or Davis Canal as well as convenient parking for the beach. Sales about half way through 2021

Sales through the first half of 2021 have been great.  There are no bank-owned or distressed sales and days on market continue are extremely low averaging just thirty-two days to go under contract.  The average selling price is up more than $60,000 over the prices paid in 2020. Our biggest problem right now is a lack of inventory, especially in homes priced less than $300,000.  These numbers only reflect sales in our MLS.  There are plenty of custom homes being built that willl not be included herein.
