The Preserve is an upscale condo community on Long Beach Road coming onto to Oak Island. The units are heavily constructed with nine or ten-foot ceilings, hardwood floors, tiled kitchen and baths, quartz counter tops and stainless steel appliances. There are soaking tubs and showers in the master baths and nice-sized closets in each of the bedrooms. Multiple elevators in each building and covered ground level parking offer safety and convenience for property owners. Know the rules of the community when considering the "The Preserve". There are HOA guidelines restricting vacation rentals and differences in privileges between owners and tenants.
"The Preserve" began to sell in 2006 a year after market prices had peaked in 2005. During that year eighteen units sold at an average price of $362,000. All of those were in the 2100 Building. Some of the premium three-bedroom units sold well in excess of $500,000. "The Preserve" was particularly hard hit during the housing meltdown, but has turned out to be one of the biggest turnaround stories in the area. Some units purchased less than 10 years ago have tripled in value since that time
There were nine MLS sales recorded in 2019, down four from from the year before. Water intrusion from Hurricane Florence in fall 2018 played into this as repairs lasted well into summer and much of the year "The Preserve" looked like a construction zone. With storm related repairs and scheduled painting completed, the complex should have a good sales year. There have been three sales in the first few months of 2020. The one bedroom floor plan has a half bath near the entry and a second windowless room that could be pressed into use as a bedroom. There is a large living, dining and kitchen area all combined.
