2018 Sales in the Lower Cape Fear Region
Recap of the Southport, Oak Island, St.James & Caswell Beach areas
2018 was a year of challenges. We experienced lower home inventories, a much colder than normal winter and ended with Hurricane Florence in the fall. That storm, and a generally wet year, ended up pushing the yearly rainfall above records set in the 1870's. Nevertheless, total sales surpassed 2017's. Click on the button below for that data.
Highlights from 2018 Sales
- The average area home price is up almost $100,000 since 2012.
- Days on Market, possibly the best determiner of pricing strength, continue to fall. Fewer Days on Market push home values up.
- The average selling price is up $50/square foot over the lows seen in 2012. These prices are still short of the prices paid per foot in 2005. Click on the link above for all these comparisons.

.... Moore Street Oyster Bar
Moore Street Oyster Bar opened in early November and has quickly become a popular lunch and dinner venue. The restaurant features domestic and imported oysters dishes, steamer pots and hard to find Bourbons...what's not to like. Outfitted with 10 large screen TV's, MSOB will be a popular place during the upcoming ACC and March Madness Tournaments. Open from 11:00 am till Midnight.
