Home Affordability on Oak Island

& Caswell Beach

 

 

Home owners on Oak Island and Caswell Beach are doing well. Single-family home values continue to rise and and lease rates are strong with both vacation and long-term rentals.  There is a good concentration of homes selling between $225,000 to $325,000, many of which are speculative builds. There is a notable increase in the $600,000-$800,000 price range. New construction is everywhere and  renovators find themselves with more work than they can handle. Waterfront properties, whether Ocean, Intracoastal Waterway or Davis Canal are selling especially well right now, some going under contract within days of coming to market.

The graph above shows pricing trends of single family homes on Oak Island and Caswell Beach by year.  Updated a little over two-thirds of the way through 2019, the numbers highlighted in green show at what prices the greatest numbers of homes are being sold on a year-by-year basis.
