SeaSpray Cove & SeaSpray Cove Villas
Developed beginning in 2004, Carolina Place and SeaSpray Cove offer attractively priced single family homes with easy access to the beaches at Oak Island. Homes in Carolina Place have more square footage than could be purchased with the same dollars on Oak Island, making it a nice alternative for retirees, younger families and investors. Seaspray Cove has larger houses, all with two-car garages and HOA fees including yard maintenance. Yard sizes in SeaSpray Cove are typically a quarter acre. SeaSpray Cove Villas are two and three-bedroom condos located in SeaSpray Cove. Ground floor units with parking in front they have nice floor plans with plenty of storage with a low costs of ownership.
The homes in Carolina Place are smaller free standing homes on lots that are around one-fifth of an acre. The pictures show representative homes here. The first homes here were built in 2004 and the sales history can be seen in the charts. Yearly HOA dues in this area are still less than $1000 a year. The streets in this part of the neighborhood are Beech Tree, Fleetwood, Northhampton and Montserrat Drive.
As of this update in early April 2020 there was not a single active listing in Carolina Place. There were three properties closed in this neighborhood in the first three months of the year.
Sales in Carolina Place through the first three months of 2020
SeaSpray Cove started selling in 2005. Only one property recorded that year but sales began in earnest the following year. The home sizes have increased over the years with newer homes routinely more than 2000 square feet in size typically on a quarter acre lot. The last new constructions occurred in 2016, so all sales now are resales. The neighborhood has a small pool, boat and RV storage and a crab dock/fishing pier. The street names are Summerswell Lane, Alamance Drive, Kitts Court and Nevis Lane.
HOA Fees for 2019 are just $100/month. Included are use of the pool, crabbing and fishing dock, RV storage and yard maintenance. That maintenance includes grass mowing, fertilizing, weed control as well as trimming of shrubs. If you choose to fence in your backyard, the HOA will not be responsible for lawn maintenance in that area. The neighborhood Rules and Restrictions are included for review.
As of early 2020, there is only a single property listed in SeaSpray Cove. Over the last year homes sold well here with properties going under contract on average within 34 days of coming to market. The average size of homes sold is 1911 square feet, all either three or four-bedroom with two or three-baths and a two-car garage. Many homes have a finished room over the garage, and floor plans include a variety of layouts with exterior trim options, vaulted ceilings, upgraded interior work surfaces and screened-in, or three or four-season porches.
SeaSpray Cove Villas are bricked condos built in 2005 and 2006 near the top of the housing market. Their value fell during the great recession, but have been recovering well and selling well quickly when coming onto the market. The Villas are all two and three-bedroom/two-bath units ranging from just over 1100 square feet to around 1400 square feet in size. They have nine-foot ceilings, good closet space and most have an electric fireplace.
